The estimate is the price

You get the scope in writing before anyone starts: tear-off, decking repair, underlayment, flashing, the lot. If we open the roof and find rot underneath, we show you the deck and the cost before we carry on.

Questions we get asked first

Why a roof is worth doing properly once

We do the whole job. Inspection, the written scope, tear-off, decking repair, underlayment, flashing, the new roof, the gutters and the clean-up. One crew, one foreman, one number.

Every roof is quoted on what is actually up there. Pitch, layers, the state of the decking, where the water has been getting in and what the last crew did wrong all change the price, so we get on the roof before we give you one.

And when something needs attention in year seven, you write to the same address you wrote to in week one: office@fairfieldandco.com. The five boroughs, Westchester and Long Island, all year.

Weather is the only real test.

  • It is never the field. Shingles in the middle of a slope rarely fail first. Water gets in at the edges: valleys, step flashing against a wall, the pipe boots, the chimney. That is where a repair is worth paying for, and where a cheap job is cheap.
  • The deck decides. You cannot see the decking until the old roof is off. Soft plywood under a leak that ran for two winters has to come out, and the only honest way to price that is to open it, show you, and agree the number on the spot.
  • Two different warranties. The manufacturer warrants the material. The roofer warrants the workmanship, and almost every leak on a new roof is workmanship. Ask any contractor which one they are quoting you, and for how long.
